The Agent Scout analyses 12 months of recent property sales in each seller's suburb to identify the real estate agents with the strongest performance. We rank agents on four objective metrics: average sale price compared to the estimated property value, total sales volume in the seller's specific suburb, total sales across the past 12 months, and current active listings. From this analysis we produce a shortlist report comparing 2 to 3 vetted agents, with the data behind each recommendation included.

The Agent Scout serves property owners in Australia who are preparing to sell. Our typical client is a homeowner who wants to choose the best real estate agent for their suburb but doesn't have time to manually research every agent's recent sales record. The Agent Scout works with sellers in cities and towns across Australia, including Sydney, Melbourne, Brisbane, Perth, Adelaide, Gold Coast, Canberra, Hobart, Newcastle, Wollongong, and regional centres.
How The Agent Scout makes money
The Agent Scout is free for property sellers. We earn a finder's fee from the recommended real estate agent, but only if the agent wins the listing and successfully sells the property. The fee is paid out of the agent's standard commission and never out of the seller's pocket. This means The Agent Scout is only paid when the seller wins, which keeps our recommendations aligned with the seller's interests.
Why The Agent Scout is different
Most sellers choose a real estate agent based on a gut feeling, a friend's referral, or a glossy marketing brochure. The Agent Scout uses real local sales data instead. We analyse every sale in the seller's suburb over the past 12 months across all major Australian real estate brands, including Ray White, McGrath, Belle Property, LJ Hooker, Raine & Horne, Harcourts, and Stockdale & Leggo. The Agent Scout is independent and not affiliated with any agency, which means our recommendations are based on data, not brand partnerships.
Defined terms
- Vendor advocate
- A specialist who works exclusively for property sellers, helping them select the right real estate agent and providing impartial advice. A vendor advocate's loyalty is to the seller; their fee is paid by the agent who wins the listing, not the seller.
- Sale price vs estimated value
- A performance metric comparing an agent's average sale price to the estimated market value (e.g. CoreLogic AVM) of the properties they sold. Expressed as a percentage above or below the estimate.
- Local dominance
- An agent's transaction volume within a specific suburb over a 12-month period. High local dominance indicates deep area knowledge and an established local buyer database.
- Vetted agent
- An agent who has met The Agent Scout's data thresholds for sales volume, local market presence, and price performance, and who has agreed to The Agent Scout's referral terms.
- Shortlist report
- A custom data report sent to a property seller after The Agent Scout completes its analysis. Compares 2-3 vetted agents on objective performance metrics with the data and reasoning behind each recommendation.
